Marie has been a Florida-licensed real estate broker for more than twenty years. She holds an MBA and the Certified Distressed Property Expert designation from the Distressed Property Institute. She is broker and owner of Blue Mar Real Estate Group, Inc., a Florida brokerage covering luxury residential, waterfront, and now — through the Recourse short sale practice — distressed property work for homeowners across the state.
For years, Marie has worked inside Florida's foreclosure system through her practice — reading court dockets daily, following cases through summary judgment and final judgment, watching how Florida's judicial foreclosure process operates from the inside, from the moment a lis pendens is filed to the moment a property changes hands at auction. What she has seen, repeatedly, is homeowners arriving at foreclosure who had earlier options they didn't know about — short sale, modification, deed in lieu, even just an informed conversation with their servicer at the right moment.
Recourse is the response to what she has seen. It exists because too many Florida homeowners reach foreclosure without ever knowing they had earlier options. The practice serves homeowners who can no longer afford their mortgage and need a way out that isn't foreclosure — by listing their home as a short sale and negotiating with their lender on their behalf.
Marie's approach is shaped by two principles. The first is that distressed homeowners deserve to make decisions with the same quality of information that institutional parties bring to the table. The second is that a short sale practice should be honest about when short sale is the right answer and when it isn't — and willing to send a homeowner elsewhere when their situation calls for it.
She is bilingual, working with English- and Spanish-speaking clients across Florida. She lives in Miami-Dade County and works statewide.
How Recourse is structured
Recourse is a short sale service of Blue Mar Real Estate Group, Inc., a Florida-licensed real estate brokerage. Marie is the broker of record and the practitioner who handles every Recourse short sale case personally.
We are paid by your lender, not by you, when a short sale closes. The brokerage commission is paid out of sale proceeds before the lender receives their reduced payoff. You pay no out-of-pocket fee to engage Recourse and no fee at closing.
If a short sale does not close — if the lender offers a modification and you accept it, if the situation resolves differently, if you decide short sale isn't the right path — we are not paid. The economic alignment is structural. We earn only on closed short sales, which means we don't have incentive to push toward short sale when another outcome would serve you better.
When situations call for legal services, we refer to Florida-licensed attorneys. We don't maintain a single affiliated attorney we route everyone to. Instead, we refer to the Florida Bar Lawyer Referral Service, to HUD-approved housing counselors, to Florida legal aid for income-qualified clients, or — when we know a specific attorney whose work fits a client's situation — we make a personal introduction. The choice of attorney is yours; we just help you find one when you need one.

Statewide Florida. Blue Mar Real Estate Group, Inc. is licensed throughout the state, and the Recourse practice serves homeowners in every Florida county.
We have particular operational depth in:
- Southwest Florida — Lee County (Cape Coral, Fort Myers), Charlotte County, Collier County
- Central Florida — Polk County (Lakeland), Orange County (Orlando), Hillsborough County (Tampa), Pinellas County (St. Petersburg)
- Northeast Florida — Duval County (Jacksonville), Clay County, St. Johns County
- Southeast Florida — Miami-Dade, Broward, Palm Beach
When a listing comes up in a market where we don't yet hold MLS membership, we join the appropriate MLS so we can serve the homeowner. The administrative work of joining new MLSs is handled quickly so the listing doesn't wait.

- We don't process loan modifications. Modifications are handled between you and your servicer (or a HUD-approved counselor).
- We don't provide legal advice. If you need legal counsel, we'll refer you to a Florida-licensed attorney.
- We don't represent buyers in short sale transactions. We list properties for the homeowner-seller.
- We don't buy houses ourselves. We don't make cash offers. We don't operate as investors looking to acquire properties from distressed sellers. Recourse is a brokerage service, not an investor operation.
- We don't promise outcomes. Short sales depend on lender approval, investor guidelines, market conditions, and many factors outside our control. We tell you what to expect; we don't promise what will happen.
