Recourse operates as a short sale service of Blue Mar Real Estate Group, Inc., a Florida-licensed real estate brokerage. We want you to be able to verify that we are who we say we are, operate the way we say we operate, and comply with the laws that govern this work.

Marie I. Sanjurjo is the broker of record and broker/owner of Blue Mar Real Estate Group, Inc. She is the licensed practitioner handling Recourse short sale work.

Blue Mar Real Estate Group, Inc. carries professional liability insurance (errors and omissions / E&O) at coverage levels appropriate for our practice. Insurance certificates are available on request for legitimate purposes.

Trust account compliance

Florida real estate brokerages handling client funds must comply with FREC trust account rules. Blue Mar Real Estate Group, Inc. operates compliant escrow / trust account procedures for funds held during transactions. Importantly: we do not collect upfront fees from homeowners, so most homeowner funds in our practice flow through closing rather than through client trust accounts.

We comply with all applicable fair housing and anti-discrimination laws. We do not discriminate against any homeowner based on race, color, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, source of income, or any other characteristic protected by federal, state, or local law.

File with regulators if appropriate:

  • Florida Real Estate Commission (FREC) — for complaints about real estate brokerage conduct. File a complaint
  • Florida Department of Business and Professional Regulation (DBPR) — broader regulatory body. DBPR complaints
  • Florida Attorney General Consumer Protection — for consumer protection issues. File a complaint
  • Consumer Financial Protection Bureau (CFPB) — for federal-level mortgage and consumer protection issues. File a complaint
  • Florida Office of Financial Regulation — for mortgage industry issues. File a complaint

Recordkeeping

Florida real estate licensing law requires brokerages to maintain transaction records for specific periods. We maintain:

  • Listing agreements and addenda
  • Closing documents
  • Trust account records (where applicable)
  • Correspondence related to transactions
  • Required disclosures

These records are retained per Florida real estate record-keeping requirements (typically five years after the transaction or last related activity) and available for regulatory review.

Continuing education

Florida-licensed real estate brokers are required to complete continuing education to maintain their licenses. Marie completes required continuing education on schedule and pursues additional education in areas relevant to the Recourse practice (distressed property work, ethics, fair housing, recent regulatory updates).

The Certified Distressed Property Expert (CDPE) designation includes its own continuing education requirements that Marie maintains.

Operational attorney

Blue Mar Real Estate Group, Inc. retains an operational attorney to advise on regulatory compliance for the Recourse practice. The attorney reviews compliance procedures, content for legal accuracy, and specific operational questions as they arise.

The retained operational attorney is not publicly named here as a matter of operational practice — they advise the brokerage and are not held out as the attorney clients should consult. When clients need attorneys, we refer to neutral resources (Florida Bar Lawyer Referral Service, Florida Legal Aid, HUD counselors) rather than to a specific affiliated attorney.
